Are you having trouble with something like this?

"I want to raise the rent, but I don't know how to do it."
"We can't fill these vacant spaces. Is there a good way to fill them?"
"I'm worried about whether the property will be restored to its original condition after the tenant moves out and whether they will be able to find a new tenant."

▼Leave such worries to us▼

We will make proposals according to your needs.

We will propose various plans based on the owner's requests and the condition of the property.
Please see the bottom of this page for examples of renovations we have undertaken in the past.

Please leave the vacancy management to us.

Have you ever been offered a common suggestion like this by a management company?

"Lower the rent and recruit."

"Let's add another month of commission on closing."

"Let's roughly update the interior and facilities."

We will make a proper proposal after considering the owner's requests and the property's condition. Please feel free to contact us.

●Owners' concerns

A tenant who had lived here for 30 years has moved out, and we don't know how much we need to restore the property to its original condition.

● Our proposals

The rent has not changed for 30 years, so we are able to aim for a rent increase of up to 50%, and we are proposing plans ranging from the minimum to the maximum amount.

As a result, the 35m2 one-room apartment was fully renovated at a cost of 4 million yen.

●Owners' concerns

・I want to raise the rent to the next tenant after the current tenant moves out.

・For better or worse, it's a normal office.

● Our proposals

When restoring the space to its original state, rather than turning it into a normal office as before, we added design elements to the floors and lighting.
